Property Sourcing & adaptions
Existing property portfolios can be assessed and adapted for the most appropriate supported living use, although the most likely approach is to acquire existing properties in local authority areas where the demand for housing is high for individuals requiring supervision, support or care over the long- or short-term.
For investors with their own portfolios, we can fund on behalf of the landlord form our own resources, any adaption works required to the property to make it suitable for supported living. The cost of the works is recouped to us via a rent free period once the lease is in place in.
Supported Living Leasing
- We know to dozens of local authorities with strong demand for housing, some of which will lease directly from landlords.
- We have quality providers who urgently need to lease new properties to keep up with demand.
- We work with providers who are already established with local authorities. This means that housing benefit exempt rents and service charges have already been approved and that the provider will have a waiting lists of vulnerable tenant referrals from the council but not enough homes. This reduces risk and saves considerable time.
- We have institutional quality FRI leases, developed with leading law firms since 2018.
Specialist Mortgages and Insurance
- Specialist Mortgages: Vision Finance, a longstanding financial advisory firm, puts in place specialist supported living mortgages, for which few knowledgeable brokers exist in this space.
- Specialist Insurance: supported living insurance is difficult to get right. Virtually all supported living insurance products will exclude key risks such as damage that is maliciously caused by tenants. The right supported living insurance should not expose investors to any additional risks than the Buy-to-Let market.
