A unique investment strategy
We specialise in sourcing and leasing supported living properties on behalf of investors, with a unique approach:
- We typically co-invest or joint venture with investors.
- Investors are not locked in and have complete control. Investors select each investment and acquire properties within their own company vehicles, so they can exit at any time.
- We invest with a demand- and return- led methodology. This beats returns from standard BTLs and the majority of other supported living investments.
What we do best..
1. Maximise returns: we start by selecting high council demanded areas which have experienced the greatest financial benefit from the April 2024 LHA rental reviews, and acquire well to ensure lower capital values within those LHA rental areas. We are now able to provide10% to 20% net returns, or more since the recent LHA review.
2. Minimise risk: we work with providers who have a strong track record of looking after their tenants and maintaining properties, who local authorities want to refer tenants onto.
3. Create modern, safe and secure homes for tenants, providing a sustainable environment for the most vulnerable individuals in our society.
This is key to a successful, longer-term investment.

We look to co-invest into properties with investors as this diversifies our own portfolio and puts our money where our mouth is.
We project manage the scheme from concept, sourcing, adapting and leasing, right through to handing over a turn key solution to providers
Property Sourcing & Adaptions
Supported Living Leasing
We typically source and adapt properties to each provider's required specification which could involve a full refurbishment or minor adaptions such as new kitchenettes, locks and CCTV.
We can adapt existing portfolios if suitable.
We only work in local authorities where the demand for housing is high for individuals requiring support, care or temporary accommodation.
We work with quality providers who make a different to tenants lives.
Providers urgently need to lease (typically FRI leases) more properties to keep up with tenant waiting lists due to high demand for housing from many local authorities.
We project manage the legal side of the lease agreements.
